Warehouse rooftop solar: usable space is more than roof area

An empty-looking roof is not entirely available for panels. Check the constraints before counting modules.

Ask how much life the roof has left

Installing panels just before roof repairs can add removal work and downtime. Have qualified structural and roofing specialists assess loading, waterproofing, corrosion and defects. For a leased warehouse, confirm roof rights, lease duration and repair responsibilities. A generic area-based allowance cannot replace a site assessment.

Mark the space that must stay clear

Skylights, smoke vents, access routes and equipment servicing areas can reduce usable space. Check shading from adjacent buildings, parapets and rooftop equipment across seasons. A packed layout may be difficult to maintain. Request a drawing showing installation zones, reserved areas and cable routes.

Match generation to warehouse demand

Lighting, refrigeration, charging and offices follow different schedules. If daytime demand is low, check export arrangements before considering storage. Send the roof plan, photographs, bills and load records with the enquiry. Capacity must fit the building, electrical connection and actual operating pattern.
